The rental process

A Clear Path
from Search to Move-In.

Every property and landlord may have different requirements. These steps help you organize the questions and paperwork along the way.

  1. Set your search

Start with move-in timing, preferred areas, budget, and the features that matter most to you.

  2. Tour thoughtfully

Compare available information, visit homes that fit your criteria, and ask questions about each property.

  3. Prepare your materials

Gather the documents requested for the particular rental before you apply.

  4. Review the next steps

Read the application and lease materials carefully, then confirm the details with the appropriate professionals.

Prepare for a rental application

Keep Your Documents Organized.

Requirements vary by property and landlord. Before applying, ask what is needed and when it is due. A requested packet may include identification, income or employment information, references, and application forms.

Only share sensitive information after you have confirmed the recipient and received secure submission instructions. Review every application and lease document before you sign.

Massachusetts rental information

Representation & Fee Disclosures.

For a specific rental, ask who the licensee represents. Massachusetts' consumer fact sheet explains that the state's agency-disclosure regulations do not apply to agents finding rental or lease property for a fee.

As of August 1, 2025, Massachusetts requires the person who hired the broker or salesperson to pay that broker's fee. A landlord cannot require a tenant to pay the fee for the landlord's hired broker. A tenant may pay only when the tenant directly hires a broker to work on the tenant's behalf.

Rental questions

Frequently Asked Questions.

How do I ask about a showing?

Use the contact form and include the property, your preferred times, move-in timing, and any initial questions. A showing is not confirmed until an advisor responds.

What should I bring to the first conversation?

A target move-in date, preferred areas, budget, bedroom count, and any non-negotiables give your search a useful starting point.

What documents will I need?

Ask about the requirements for the particular property. The requesting party can tell you which application materials are needed and how to submit them securely.
